I can't recommend Reza from Prosafe Plumbing & Mechanical enough. He's super patient and explains everything thoroughly. He never makes decisions in haste — he thinks things through end to end, guides you on what's best, and still lets you make the final call. When I had an emergency, he made himself available, came right down, and prioritized getting it sorted. On top of all that, he's a genuinely nice human being.
Kitchen & bathroom
renovation plumbing.
The plumbing side of your kitchen or bathroom renovation, from the rough-in in open walls to the finished fixtures, with the permit and inspections handled, working with you or your contractor across the North Shore and Metro Vancouver.
Prosafe does the rough-in and finishing plumbing for kitchen and bathroom renovations: new supply and drain lines and valves while the walls are open, then the toilet, faucets, drains and trims once the room is finished. If your plan moves a fixture or adds one, it needs a plumbing permit and a rough-in inspection before the walls close. We apply for the permit and book the inspections at no extra service charge, for homeowners and general contractors alike.
Rough-in, then finishing.
A renovation needs a plumber twice: before the walls close and after the room is finished. Many jobs need both; some only need one.
Rough-in
Supply lines, drains, vents and the shower valve body inside open walls and floors, set to your layout and tested for the inspector. Moving a sink, toilet or shower happens here.
Finishing
After tile and paint: the toilet set, the faucets, drains and traps connected, the shower and tub trims installed, and every fixture tested. Your own fixtures, chosen by you or your designer.

Planned around your contractor’s schedule.
Walk the plan
We work for homeowners and general contractors. We go through the layout with you, your designer or your contractor: what moves, what stays, and what the existing pipes and drains allow.
A written price
Fixed prices for the standard packages, and a written quote for anything that moves or is custom, before the walls open.
The permit
If a fixture moves or a new one is added, we apply for the plumbing permit with your municipality at no extra service charge; its fees are charged at actual cost, with no markup.
Rough-in
New supply and drain lines, valves and vents in the open walls and floor, ready for the inspector.
Inspection, then walls
The rough-in is tested and inspected before drywall or tile goes on, so nothing has to be opened again.
Finishing
Once the room is finished, we set the toilet, faucets, drains and trims, test everything and book the final inspection.

Questions homeowners ask before they renovate.
How much does renovation plumbing cost?
Standard packages have published prices: a shower rough-in, a tub or shower base in a prepared opening, and kitchen or bathroom sink finishing with your own fixtures. A shower rough-in with your own valve starts at $1,249. Moving fixtures to new locations is quoted after we see the space. That visit is a $99 + GST assessment, paid before the visit and credited toward the job when you go ahead. You supply the fixtures.
Do I need a permit for a bathroom or kitchen renovation?
If you move a fixture or add a new one, yes: that is an alteration to the plumbing, and it needs a permit in every municipality we serve, with an inspection before the walls close. Replacing a fixture in the same spot needs no permit in the City of North Vancouver, Vancouver, Burnaby, Coquitlam and Port Coquitlam. We apply for the permit and book the inspections at no extra service charge; the permit and inspection fees are charged at the municipality’s actual cost, with no markup. In Coquitlam, Port Coquitlam and Port Moody, we take out the City business licence once your job is booked, before work starts.
Can I take out the plumbing permit myself?
Only in narrow cases. BC lets a registered owner do plumbing work on a single detached house they live in. Several cities exclude a house with a secondary suite, and condos, townhomes and duplexes need a licensed contractor. Contractors also need a business licence for the city, or an inter-municipal licence.
What is rough-in plumbing?
The supply lines, drains, vents and valve bodies installed inside the open walls and floor before they are closed: everything you will not see once the room is finished. It is inspected at that stage. Finishing comes after tile and paint: the toilet, faucets, drains, trims and the final connections.
What does a new shower need to meet the code?
Every new shower valve must be a pressure-balanced or thermostatic type, and the water to a shower head or a tub must stay at or below 49°C. New shower heads are limited to 7.6 L a minute. New toilets use no more than 4.8 L a flush.
Do you install the vanity, tile or glass?
No. We do the plumbing: rough-in, valves, drains, and setting and connecting the fixtures. Vanity and cabinet installation, demolition, tile, glass and wall finishing are done by your contractor or other trades, and we work around their schedule.
