Homes in Port Moody

A hillside city with more townhouses than its neighbours.

One in five Port Moody homes is a row house, the highest share of the seven municipalities on our service area pages, and 41% of homes are condominiums. The City's plan says most of the housing in Glenayre, Seaview and College Park was built within the last 40 to 50 years.

Port Moody's water system climbs with it: 9 pressure zones, two pump stations and three reservoirs, and the City's bylaw warns that service pressure can rise or fall from time to time. So it is worth knowing what pressure your home actually gets, and whether its pressure reducing valve still works.

Port Moody rules, explained

Backflow, permits and your water line.

Plain-language summaries of the official rules, each with its source. Always check the current version for your property.

Backflow

Filed online within 30 days

Port Moody's Cross Connection Control Program covers City facilities, industrial, commercial and institutional properties, and multi-unit residential buildings of more than four storeys. Their premise isolation backflow preventers are tested every year, and the report goes to the City through BSI Online within 30 days of the test.

Testers

Certified, licensed and calibrated

The City asks testers for BCWWA backflow testing certification, a City of Port Moody business licence and a test kit with current calibration. Reza is a BCWWA-certified backflow assembly tester, and we take out the Port Moody business licence once your test is booked.

Your pipes

The curb stop is on the City side

The bylaw puts the curb stop on the City side of the property line, and the connection between the City system and the private system at or near the property line, typically on the downstream side of where the water meter goes. The privately owned pipe into the house is the owner's.

Permits

A permit for any new or changed piping

A plumbing permit is required to install or alter plumbing fixtures or piping. You apply through the City's eServices portal as a homeowner or a plumbing contractor, choosing a Fixtures or a Services permit, and the system cannot be used until it has been tested and accepted.

Meters

Houses are not metered

Single-family homes in Port Moody are not metered, though they need a meter setter installed. A leak on your side does not raise the bill, so it can run for a long time before anyone notices.

Port Moody, answered

Questions Port Moody homeowners ask us.

Does my strata building need yearly backflow testing in Port Moody?

If it is in the City's Cross Connection Control Program, yes. The program covers City facilities, industrial, commercial and institutional properties, and multi-unit residential buildings of more than four storeys, and their premise isolation backflow preventers are tested every year. Reports go to the City through BSI Online within 30 days of the test. Reza is a BCWWA-certified backflow assembly tester, and we take out the Port Moody business licence the City asks testers for once your test is booked.

Who can test a backflow preventer in Port Moody?

The City asks for three things: BCWWA backflow testing certification, a City of Port Moody business licence, and a test kit with current calibration. We take out the Port Moody licence once your test is booked, before the visit.

Who owns the water pipe to my house in Port Moody?

The City's bylaw puts the curb stop on the City side of the property line, and the connection between the City system and your private system at or near your property line. The privately owned pipe from there into the house is yours.

Is my Port Moody house on a water meter?

Single-family homes in Port Moody are not metered, although they need a meter setter installed. So a slow leak on your side will not show up on the water bill.

Do I need a permit to repipe in Port Moody?

Yes. Port Moody requires a plumbing permit to install or alter plumbing fixtures or piping, applied for through the City's eServices portal by a homeowner or a plumbing contractor, and the system cannot be used until it has been tested and accepted by the building official. We take out the Port Moody business licence once your job is booked, before work starts, then apply for the permit and book the inspections at no extra service charge; the City’s fees are charged at actual cost, with no markup.
